Prologis Has 5.8GW of Data Center Power. Now Comes the Hard Part.

Prologis isn’t pivoting toward data centers. It has already arrived. The question active traders need to answer heading into Q3 earnings on October 15, 2026 is whether the financial structure supporting that arrival can bear the weight of the ambition behind it.

The Power Pipeline Is Real. So Is the Spending.

Prologis now reports 5.8 gigawatts (GW) of total data center power, with 1.6 GW secured and 4.2 GW in advanced stages, as of June 30, 2026. Earlier disclosures put the pipeline at 5.7 GW at year-end 2025.

The company commenced $2.1 billion of data center developments during the first half of 2026. That is not future guidance. That capital is deployed. Over the next four years, Prologis expects to develop approximately 20 data center opportunities with $7 to $8 billion in additional investment.

Where the Core Business Stands

Q2 2026 total revenues were $2.425 billion, up from $2.18 billion in Q2 2025, with six-month revenues reaching $4.72 billion. Core FFO per diluted share for Q2 was $1.63, up from $1.46 in Q2 2025. The company raised its 2026 net earnings guidance for common stockholders to $4.40 to $4.55 per diluted share, the second guidance increase this year. Same-store NOI growth came in at 6.4% net effective and 8.5% cash for the quarter.

The logistics core is not breaking down. Record leasing of over 67 million square feet and 95.5% period-end occupancy in Q2 confirm the original business remains the cash engine. The data center layer sits on top of that, not in place of it.

The Balance Sheet Tension

The data center push sits next to Prologis’s existing revenue base, making it a sizable capital commitment relative to current scale. Debt-to-adjusted EBITDA stood at 4.7x as of Q2. Total consolidated debt was $36.44 billion at June 30, 2026. That keeps the spotlight on funding mix: how much comes through retained cash flow, how much through incremental debt, and how much through partner capital inside Strategic Capital.

Scenario Modeling

Bull Case: The 5.8GW pipeline converts at scale. Hyperscaler demand absorbs new capacity at premium rents. Data center revenue becomes a second earnings engine alongside logistics, and the stock reclaims the $153 52-week high with room above it.

Base Case: The key questions center on how quickly Prologis can deploy capital into data centers and how this business sits next to its existing warehouse portfolio. Execution proceeds but at a measured pace. Full-year Core FFO guidance of $6.22 to $6.30 per share is achieved, and PLD trades in the $138 to $155 range through year-end.

Bear Case: Building and operating data centers brings different execution challenges and competition from specialists like Equinix and Digital Realty, so returns may depend heavily on site selection, power access, and customer contracts. A stumble in power procurement or hyperscaler contract timing pressures the valuation multiple. The stock revisits the $110 to $118 range seen near its 52-week low.

Trading Framework

Q3 results land October 15, 2026, the next concrete checkpoint on that execution. Watch power procurement disclosures, data center starts versus guidance of $5.5 to $6.5 billion (owned and managed), and any revision to the 2026 Core FFO range. Those three data points will determine whether the premium holds or compresses.

Preparation is the trade. The data center pivot is real and the logistics floor is solid, but the valuation already assumes the hard work goes to plan. Position size and defined risk levels before October 15, 2026 matter more than the direction of any bet.
